Good Morning.

Yesterday I appeared in Landlord/Tenant Court. I am setting forth, herein, a few tips for Landlords and Tenants. This seems obvious, but I am always amazed to see how long Landlords wait to file for legal action. My advice is to start litigation for eviction immediately. The case can always be resolved prior to Court. It takes approximately one month from the filing of a complaint to have your day in court. My advice is to give the Tenant a written warning.

If you are a tenant and have issues concerning the conditions of the premises, document your issues thoroughly. It is very important to prove the premises are in poor condition. Take pictures, get estimates, have witnessed and notify the landlord of the conditions that exist.
